AUSTRALIAN PROPERTY OPPORTUNITIES FUND I STRATEGY

Fort Street Real Estate Capital Fund I (Fund) has been established to provide Unitholders with exposure to a portfolio of Australian commercial property. The Fund invests in the Australian Property Opportunities Trust (Trust), an Australian wholesale unlisted unit trust, which will be wholly owned by the Fund. The Trust may invest into underlying properties directly or indirectly.

The Trust has an investment mandate to acquire Australian commercial property typically targeting investments of $15 million to $50 million, with a focus on office buildings in CBDs, fringe CBDs or major suburban centres, retail centres with a strong non-discretionary bias and strategically located industrial properties. The Trust targets assets that deliver attractive and stable income and potential for capital growth.

The Trust’s investment committee is chaired by Stuart Nisbett, Managing Director and Principal at Archerfield Capital Partners, a boutique corporate advisory firm specialising in real estate. Mr Nisbett is a highly experienced and respected property professional with over 25 years’ experience. Archerfield Capital Partners advised on, and assisted with, the structuring of the Fund and the formulation of its investment strategy.

Fort Street Real Estate Capital Fund II (Fund) has been established to provide Unitholders with exposure to a portfolio of Australian commercial property. The Fund invests in the Australian Property Opportunities Trust II (Trust), an Australian wholesale unlisted unit trust. The Trust may invest into underlying properties indirectly through sub-trusts.

The Trust has an investment mandate to acquire Australian commercial property typically targeting investments of $15 million to $75 million, with a focus on office buildings in CBDs, fringe CBDs or major suburban centres, retail centres with a strong non-discretionary bias and strategically located industrial properties. The Trust targets assets that deliver attractive and stable income and potential for capital growth.

Fort Street Real Estate Capital Fund III (Fund) has been established to provide Unitholders with exposure to a portfolio of Australian commercial property. The Fund invests in the Australian Property Opportunities Trust III (Trust), an Australian wholesale unlisted unit trust. In turn the Trust may invest into underlying properties directly or indirectly through sub-trusts.

The Trust will primarily seek to invest in the following property types:
– office buildings in CBDs, fringe CBDs or major suburban centres;
– retail centres with a strong non-discretionary bias1 ; and
– specialist properties, including industrial, healthcare and other specialist uses.

Note 1
Strong non-discretionary bias refers to retail shopping centres, where a significant proportion of the shopping centre’s turnover is generated by tenants that sell essential goods, for example supermarkets.
