Company Overview

Established in 2013, Fort Street Real Estate Capital (FSREC) is a leading specialist real estate investment and asset management company, with a focus on convenience-based retail. It is the investment manager and property manager for the FSREC Property Fund.

Through a combination of its experienced team, deep retail sector expertise and relationships, FSREC aims to deliver superior risk-adjusted returns to investors.

FSREC actively manages assets to provide further value for investors through asset repositioning and development, and to better serve the needs of their local communities. The team have a long history of successful real estate investment with extensive experience in property acquisitions, divestments, property management, development and capital management.

FSREC Property Fund

The FSREC Property Fund (Fund) provides investors with exposure to a portfolio of 12 high-quality convenience-based shopping centres across the east coast of Australia, with total value of over $700 million.

The Fund investment strategy is focussed on acquiring core and core plus retail centres within well-located markets with strong underlying fundamentals, providing the potential for strong cashflows and long-term capital growth. The geographic focus is on major metropolitan areas and strong regional centres, predominantly across the east coast of Australia.

At Fort Street Real Estate Capital, we are committed to and invested in improving the environmental, social and governance aspects of our assets.

Reducing our impact on both the local and global environment as well as supporting our local communities also has financial benefits to our investors. Solar panel installations and implementing best practice waste management strategies reduces our operating costs on both energy and waste collection.

We currently have solar capacity of 1,520kW across 8 of our 12 assets generating 1,950 MW per annum equivalent to 1,590 tonnes of CO2 emission reduction per year.

In addition to our energy and waste management strategies, work is currently in progress on a number of initiatives including:

  • Development of a retailer sustainability platform to encourage tenant participation in recycling to divert from landfill as well as implementation of best practice environmentally friendly fit out and display in new tenancies and refurbishments
  • Reducing our customer plastic bottle usage by installing water bottle refill stations throughout our assets
  • Improving the water quality of run off from our car-parks
  • Increasing our tree canopies at our assets, where space allows
  • Installation of reverse vending machines across our assets
  • Development of community education and engagement activations at our centres that influence change across local communities as well as inspire the future generations

At Fort Street Real Estate and as part of our social responsibility and governance practices, we partner with aligned community and charity organisations both at a local and national level to improve outcomes for the most vulnerable in our communities.

Our national partnership with Little Blue Dinosaur focuses on safety for children around moving vehicles which is the number one cause of death in children under 16 in Australia. This partnership enables Little Blue Dinosaur to fund much needed research and education as well as ensure our carparks and internal vehicle roadways are at the forefront of best practice in pedestrian safety.

In conjunction we have partnerships with not only local schools, kindergartens and universities but across our assets also have activities that directly benefit other local organisations such as:

  • The View Club
  • SES
  • RFS
  • Liberty Domestic and Family Violence Specialty Service
  • Flood Relief and Bushfire Relief

Development of a Reconciliation Plan including location specific and sensitive framework is currently also underway.
